Operating-lease meaning

A lease that does not transfer the risk or rewards of the leased property to the lessee in any economically substantial way. Operating leases are treated as an expense, and no asset or liability is recorded on the company’s financial statements. In contrast, a capital lease transfers nearly all of the risk and rewards of leased property to the lessee and the company records lease payments on the balance sheet as both an asset and a liability.
