Local laws that govern what property owners can do with their buildings and lands. A city, town, or municipality deems specific areas for residential, industrial, commercial, recreational, or agricultural use, or sometimes a combination of uses through zoning regulations. While zoning variances, which allow the land to be used for another purpose than what the law specifies, can be obtained, the process can be difficult and may not be successful.
