quiet enjoyment

The right of a property owner or tenant to enjoy the property without outside interference. Leases frequently include a covenant giving the tenant the right of quiet enjoyment. The lessor is prohibited from interfering with the tenant's use of the property as long as the tenant pays the rent and abides by the terms of the lease.
